The Founder

Property Untapped was founded by Amanda Griffiths, who brings a combination of academic expertise in real estate and hands-on experience building commercial businesses.

Amanda holds an MSc in Real Estate Management and Investment (Distinction) from Edinburgh Napier University, an RICS-accredited programme, receiving the award for best academic performance. Prior to this, she built and exited two businesses to six-figure revenues, giving her a practical understanding of what businesses actually need from the spaces they occupy.

Property Untapped exists because of a simple observation: commercial buildings that the market considers unlettable are full of individually valuable attributes. The problem isn’t the building. It’s that no system exists to connect what buildings have to who needs it.


The Vision

The long-term vision is a platform where any commercial property owner can discover what their building’s attributes are worth, and any operator looking for specific types of space can find properties that match their requirements - automatically, and at scale.

Today, this matching happens manually through research, outreach, and analysis. Over time, it will be powered by a growing database of property attributes and operator specifications, producing faster and more precise matches as the data compounds.

The ultimate aim is to support all types of commercial property - offices, industrial, retail, mixed-use, and land. The principle is the same: every building has attributes someone will pay to use.

For operators, the platform provides a site acquisition service at a fraction of the cost of searching manually, a curated pipeline of pre-qualified properties matching their specific requirements, delivered via subscription.

We’re launching in Greater Manchester, a region with the right mix of urban density, suburban opportunity, and an innovative collection of operators to prove the model.
